
Detailed Site Investigation, Soil and Groundwater Remediation of Former Dry Cleaners
Overview
ARC completed a Preliminary Site Investigation (PSI) and Detailed Site Investigation (DSI) for a former dry-cleaning facility proposed for redevelopment into residential townhouses. The DSI was undertaken to support an Environmental Audit associated with the planning permit and comprised multiple phases of work, including a detailed soil sampling program, groundwater assessment and delineation, on- and off-site soil vapour investigations, and development of a comprehensive Conceptual Site Model (CSM).


Scope
Challenge
A Human Health vapour intrusion Risk Assessment (HHRA) identified potential unacceptable risks. A Remediation Action Plan (RAP) was subsequently prepared, incorporating a Remedial Options Assessment for impacted soil, soil vapour and groundwater.
Remediation works included the removal of underground infrastructure associated with the former dry-cleaning operations, comprising three Underground Storage Tanks (USTs), as well as various subsurface structures, pits, drainage lines and impacted soils. A Soil Vapour Extraction (SVE) system was in operation for 11 months.
Groundwater remediation has involved In-situ Chemical Reduction (ISCR) to facilitate reductive dechlorination of PCE to ethene.


The remediation is progressing towards Clean Up As Far As Reasonably Practicable (CUSFARP) in accordance with EPA requirements.
A Vapour Intrusion Mitigation System (VIMS) is being developed which is required to mitigate the remaining chlorinated hydrocarbon vapours to alow for the proposed residential redevelopment on the Site.
