Contaminated Land

  • Environmental Site Assessments

Our detailed local knowledge, exemplary standards and high level of staff training allow us to deliver quality work and innovative solutions for soil, sediment, surface and groundwater quality assessments, including Phase 1 or Phase 2 ESAs, Preliminary Site Investigations (PSIs) and Detailed Site Investigations (DSI). We adopt methodologies consistent with state and national regulatory requirements for site characterisation.

  • Contaminated Soil and Groundwater Remediation

We maintain knowledge of current global expertise and trends to design remedial solutions within the local regulatory framework, including remediation options, feasibility planning, and the delivery and implementation of soil and groundwater clean-up plans and systems.

  • Remediation Validation

We supervise remediation works and undertake prescribed validation sampling and analyses to demonstrate that a site has been cleaned.

  • Underground Petroleum Storage System Management

We are industry leaders in the assessment, clean up and validation of impacted soil and groundwater associated with underground storage tanks and surrounding infrastructure, as well as tank removal and replacement programs.

  • Soil Vapour

In this rapidly shifting field, we apply emerging guidance and up-to-date knowledge to assess vapour intrusion risks, interpret data, and design and implement field investigations (e.g. soil-gas and sub-slab monitoring).

  • Asbestos

We conduct Asbestos identification, risk assessment, management and remediation work in accordance with the Western Australian Department of Health (DoH) Guidelines, as endorsed by the NEPM.

  • Environmental Management Planning

Our environmental management plans (EMPs) are tailored to identify and meet proponents’ environmental approval requirements, and can be aligned with corporate environmental management systems and policies—for either for short term construction projects or as part of long term in-situ management.

Property Due Diligence

  • Pre-Acquisition Environmental Due Diligence

We assess environmentally associated liabilities such as hazardous building materials (e.g. asbestos), soil and groundwater contamination, Acid Sulphate Soils and fuel storage tanks, in line with previous site activities. A baseline ESA assessment provides assurance of suitability for intended purpose and allows for an easier exit strategy in the future.

  • Vendor Environmental Due Diligence

We conduct environmental due diligence to assess environmental performance and identify any potential material environmental liabilities including regulatory compliance and soil and groundwater impacts that may be present prior to sale.

  • Finance Environmental Due Diligence

We provide independent environmental and due diligence reviews required by finance lenders, to identify any major issues or risks.

  • Site Risk Ranking

We employ corporate risk profiles in order to help clients choose the most appropriate, cost effective, efficient and adequate risk control solutions for single and multiple sites.

  • Environmental Management Planning

Our environmental management plans (EMPs) are tailored to identify and meet proponents’ environmental approval requirements, and can be aligned with corporate environmental management systems and policies—for either for short term construction projects or as part of long term in-situ management.

Regulatory Compliance

  • Environmental Licence Compliance

We monitor and report on site pollution, including effluent and emissions management, while ensuring compliance with licensing conditions. We also provide Annual Environmental Reports (AERs) and training for your staff in current monitoring practices.

  • Environmental Improvement Plans (EIP)

We provide Environmental Improvement Plans, an effective tool to guide your company’s environmental performance. Designed to a process of continuous improvement, EIPs help achieve mutually agreed outcomes between licensees, environmental regulators and the community.

  • Regulatory Liaison and Advice

We have extensive experience in regulatory liaison and community consultation and can assist clients to assess whether license conditions as prescribed by the Department of Environment Regulation (DER) are suitable in order to minimise risk to the environment.

We have thorough experience and understanding of the regulatory structures across Victoria and Western Australia:

  • Victoria

    • Environmental Protection Act 1970
    • Environmental Protection (Prescribed Premises and Exemptions) Regulations 2007
    • State Environmental Protection Policies (SEPP)
  • Western Australia

    • Environmental Protection Act 1986
    • Contaminated Sites Act 2003
    • Department of Environment Regulation (DER) Prescribed Premises and REFIRE

Waste Soil Categorisation

  • Waste Soil Classification

In accordance with guidelines and waste categorisation approaches, we have extensive experience in soil sampling for hazard categorisation purposes. We can advise on up-to-date testing requirements, interpret results and guide you through optimal soil management strategies and approaches.

Additionally, we can oversee all aspects of municipal and commercial waste soil management, including generation, transportation, treatment and disposal for construction and demolition purposes, in accordance with the following state regulations:

  •  Victoria
    • IRWG621 (June 2009) Industrial Waste Resource Guidelines – Soil Hazard Categorisation and Management
  • Western Australia
    • DEC Landfill Waste Classification and Waste Definitions – as amended December 2009
  • Waste Soil Management

Disposal to landfill is an increasingly cost prohibitive practice, and in the eyes of state environmental authorities, the least preferred management option for contaminated soil. We can provide client-specific advice on alternatives to off-site soil disposal, including on-site soil management.

Landfill Management

  • Landfill Monitoring

We undertake landfill gas, leachate, groundwater and surface water monitoring programs to assess the environmental impacts of landfill operations and satisfy Pollution Abatement Notices (PAN) or s53v environmental audits.

  • Operating and Closure Plans

We assist in all aspects of risk assessment, gas control, water control and site management, including liaison with regulatory bodies and supervision of works on site. All works are designed and carried out to the most relevant and current legislation and are undertaken with due diligence to provide the best value for you as well as the environment.

UPSS Management

  • UPSS Management and Monitoring

We assist owners and operators of UPSS to reduce the potential for spills and leaks of petroleum-based products, with extensive practical experience in guidance documents, which outline the requirements on how to appropriately assess and manage UPSS while in use. Each state manages UPSS differently and plans can be tailored to comply with specific state and site requirements in a cost effective way.

  • Operating and Closure Plans

We ensure that underground storage tanks (USTs) are appropriately decommissioned and removed from sites in accordance with regulations and guidance, or that appropriate in-situ decommissioning is undertaken. We also ensure the validation of surrounding contaminated soils.
